I'm getting closer to closing on a foreclosure home in Castalian Springs, about 8 miles east of Gallatin. I don't know anyone up that way and will be looking for someone to do some repair and upgrade work over time. Here's what I'll be looking to get done, probably over the course of a year, but some of it will be starting real soon after we move in.

1. Carpet and paint in a couple basement rooms.

2. Polish the concrete in the rest of the basement.

3. Drop ceiling in rest of basement, maybe dividing it into several rooms as well (basement area itself is over 3,600 square feet).

4. Replace linoleum in kitchen with tile.

5. Granite countertops in kitchen.

6. Tile master bathroom (currently carpet, home was built in the 80's).

7. At some point completely reconfigure and update the master bathroom. It may be done later at the end of the list, so I may just tile it initially.

8. In an upstairs bathroom, tile to replace linoleum and replace one piece bath/shower unit with something nicer--maybe a custom built tiled tub/shower.

9. Install small counter/sink in a half bath that is missing this currently (looks like it had something at one time, but not now.)

10. Retile a den (currently done in 4.25" white tile.)

11. Carpet and paint an upstairs bedroom that currently has green carpet and sky/cloud painted walls (was probably a play room.)

12. Correct crack and slight settlement of portion of concrete patio which also supports the deck, and fix deck railing (I think the settlement, although very slight, has contributed to destabilizing the deck railing--they cant outward and are not sturdy.)

13. Wrought iron gate across ~600 square foot of road frontage, and an electronic gate on the driveway (stone columns already exist where I want the gate.)

14. Paving of very long gravel driveway. It's probably a good 600 feet long itself.

I figured I'd check and see if someone active in the 2A community and located in Sumner is in this line of work and would be interested. The house is big--9,000+ square feet once the basement is refinished (it apparently was finished previously but they took out the flooring and ceiling and never were able to complete the project). We're getting an incredibly good deal on it, but there are these items we'll need to do to get it where we want it.
