Ok so a new job may be in the works. Things have progressed to the point where I need to do some research. Right now we live in a very 2nd friendly state. I have a range on my property etc. Potentially the job would be located in the Franklin area. Not being from the area I lack inside knowledge that others in the area would have. So here are my questions are there rural areas located with in driving distance? We were thinking of focusing on areas sw of Nashville. Also is it legal to shoot on your own property? Also I am looking to avoid any liberal areas.

There are plenty of rural areas in the Franklin area. The best part is that with I-24, I-65, and 840 you have relatively good travel options to get around. I would advise to live outside of Davidson County. As long as you stay outside of the city limits in the surrounding counties you should be good for shooting. Davidson County is metropolitan, so there is no city/county and it will cost you a lot of money and paperwork in order to have your own range.

There are quite a few good places anywhere from 10- 40 minutes (not miles) from Franklin. Closer to Franklin you get, it's more expensive. I live in Franklin if you have any questions. Budget and amount of land wanted will have a big impact on how far you would have to be. Edited by Hozzie

Maury County (Spring Hill and Columbia) may be an option for you. Lower taxes than Davidson or Williamson county.

Franklin is expensive, we live in Fairview a little northwest of there and it's a fraction of the cost.  It's more of a rural area than Franklin and the property taxes are much lower in addition to the actual property costs.  The appraiser said our house in the Franklin area would be in the $375k range, but we only paid a smidgen over $200k in Fairview.

 

But it all depends on exactly where you will be working, with Nashville traffic a 15 minute commute can turn into a 45 minute one very easily, so you need to know which way you'll be traveling.

Franklin is expensive, we live in Fairview a little northwest of there and it's a fraction of the cost. It's more of a rural area than Franklin and the property taxes are much lower in addition to the actual property costs. The appraiser said our house in the Franklin area would be in the $375k range, but we only paid a smidgen over $200k in Fairview.

Two moves ago we settled for a home in a subdivision never again. Ideally we would like 5 to 10 acres. Our Max budget would be about 250k. Ideally we don't want to reside in Franklin that is just where the office would be. Seems like looking at the map a northly commute would make more sense. I don't mind the drive just want to be able to find a home in a smaller rural area. Edited by wcd

The north side of Nashville has the worst traffic of any area, if you'll be working up there, then obviously it would be best to seek a place in that area, but if not, I would consider other options.  But I think with the budget you're looking at, there's not going to be a huge market to select from with that acreage.  Especially in Franklin as Daniel said, that wouldn't buy many houses on zero lot line plots.

 

The main thing will be to stay out of Davidson County, they have the highest taxes of anywhere around.

 

If your office is going to be in Franklin, you may want to consider Spring Hill or Thompson Station a little south of Franklin.  Traffic would be much easier to deal with from that direction and costs are much lower.  Think there are some people on here from that area, they could tell you more about it.

840 connects Dickson and Fairview with Franklin pretty well. Currently, there is an awful bottleneck between 840 and 96 (4 lanes to 2. Nasty) but they are supposed to be working on that starting next year.

 

When the bottleneck is not an issue, I can cut 15-20 minutes from my commute.

You will have to go about 25-30 miles out to find something like that. It would be a 45 min drive during rush hour. They are just starting a new road project on the south side of Franklin that will have the roads screwed up for a few years.

You would probably need to look in the Columbia area. You may be able to find something out near fairview as well as mentioned. Rockvale/eagleville may be another option.

zero lot are those houses that are crammed into a subdivision that you can basically reach out of your window and touch your neighbor's house.

One thing is, Franklin or Cool Springs? Technically, Cool Springs is part of Franklin but it actually makes a difference. Cool Springs is where all the growth is at the moment.

IMO stay away from zero lot lines if you can. You may have a big front and/or back yard, but you can pass your neighbor a cup of sugar through the window, lol.

The Columbia area gets my vote, nice quite place.

Owl Hollow range is close as well.

250K will probably get you more in Columbia (Maury) than Spring Hill (Williamson) but Spring Hill is nicer IMO.

Fairview is more rural with fewer amenities but you may be able to get acreage in your price range depending on the number of bedrooms you need.

I'd pick Fairview over Columbia for the commute. It's an easy drive down 100 and 96 or maybe 840 to Carter's Creek depending on where you end up in Fairview and where the office is in Franklin.

Spring Hill's Wal-Mart just opened Wednesday, so we're way ahead of you. :rofl:  (I have a Franklin address but I'm really in the Thompson Station area.) It's clean and shiny for now. I'm guessing that won't last long. They did have about the cheapest price I've seen locally on .45acp at $43 and change for WWB 230gr FMJ.

 

I like Fairview--considered it when shopping for a house recently. Looks like I'm probably going up north to Sumner County though where I found a stunning deal on a foreclosure.

I live on the western side of Columbia, adds about 20 minutes to my drive to Brentwood. I can't wait to move back to the Columbia/Spring Hill border.

You didn't mention if you have kids, but if you do, Williamson County (Franklin, North Spring Hill, Fairview) has the best school district in the state.  That may be something to consider as well.

Yes one 4th grader. We most likely will do a private school or maybe home school. My wife is a teacher k8 math and science.

From what I can tell there seem to be a lot of transplants? So I am less nervous about the click factor. Where we are now it has taken us 5 years to become somewhat accepted. Mainly because we did not grow up here.

You won't go wrong on Williamson county or Brentwood good schools priv and public well run county pricey though

I have to disagree. I travel a lot and I-65 northbound into Nashville from 840 is a parking lot much further than I-65 South from 368.  

 

That being said, I don't think he would like driving from the North side to Franklin every day. While it's not as bad, it's a longer distance under those conditions.
