No Trespassing Signs - Proper Etiquette

I’m a new land owner in Macon County. The land is in a rural area and has been vacant for some time and has signs of “visitors”.
I’d like to post the property but do not want to offend the neighbors (across the road). I’m not
from the area and will appreciate building friendships with the neighbors.  Thoughts?

I wouldn't say anything or post signs just yet. They now know the land has a new owner, see what the near term brings.

 

If you do not live on the land, then you may have to post it?

I would talk to them, make friends, give them a number to call if they see anyone, etc.  Might even offer to let them use it if they need to (for what??) in exchange for helping you keep an eye on it?  After all, your goal is likely theirs: keeping it looking decent (no trash dump) and keeping away any crazyies (meth lab, illegal hunting, homeless squatters, etc).  And if they are the ones using it and making a mess, its a warning to cease and desist but in a very nice way --- now they know someone cares about it.

I'd use the standard no hunting / trespassing signs and do the above.  If there's a driveway / road onto the property, I'd put up a "private property" sign.

That can be a difficult balance because you arnt out there all the time and if you piss them off they can vandalize your property. But, it's your property and they need to know that. You need to post it with a sign that says No trespassing , hunting fishing etc... And have your name written on the sign. Place them every 100 yards. You can also use Forrestry Paint to mark your line in between signs, that stuff lasts like 8 years. Then when you see your neighbors, be friendly and introduce yourself.

If it were me I'd post the signs, then go size up the neighbors.  If they seem okay I would just mention that I'd spent the day posting my property because of suspicious activity on the property and that I would appreciate them keeping an eye on it if they didn't mind.  I would also invite them over to grill out, shoot, or anything else just to extend an invitation.  Put it out there kind of like "I'm trying to protect my property but I don't think that you are the people that I need to protect it from."  If they seem shady I just wouldn't mention posting the property and just say that I wanted to come by and introduce myself.  Even if the neighbors seem okay I still wouldn't be quick to offer them use of the land.  If they wind up being an intrusion it will be more difficult to  get them off of it if you have already allowed them on it.
