I'm not any more, but what do you need it for? Selling?

Be sure to find one from a recommendation from friends.

The one I got last year for my dad's house in Arkansas wasn't worth $10.

He left in all kinds of text from other appraisals. I got worried when I started reading about holes in the drywall, and 3' of missing foundation wall. :down:

Took three tries to get it in a usable format.

I just had one done here in Knoxville. Cost me $410 and not exactly happy with their assessment. I tried to explain updates that have been done but she was stuck on the fact we had linoleum in the house 10 years ago. She got most of her information from the recent tax assessment and basically carbon copied it then charged me $410 for it. Her assessment was literally within $1,000 of the tax records and looks like she read straight from the tax record.

Either way I needed to have it done and I can use it next year when my county tries to hick the property taxes another 20%.

My parents have both passed in the last year and my brother and I now own their house. Good news is that it's paid for and in pretty good shape except for the dated bathroom. Bad news, it is in a flood plain and had 20k damage in '10 flood. No damage to the living area. Just the H/A unit, ducts and garage damage. Metro tax appraisal is at 144k but there is no way that we could get anywhere neare that right now. I'm thinking about the appraisal to determine today's value and borrow enough to pay him out and rent it for 2 or 3 years while the value hopefully rises and then sell it.

Are you going to list it with a Realtor? Property assessments are worthless. An agent worth his or her salt will

do an analysis to list it at. Doesn't cost anything and will give you an idea what it will sell for. I wouldn't pay for

an appraisal up front if that's what you are doing, but if you need it for an estate, look in the yellow pages and

get only what you have to get for the estate.

I have to deal with a lot of appraisals with my bank. We have to get all of our foreclosed appraised the time of foreclosure and also once each year after as long as we hold it. I have worked my way down from 8-10 appraiser to 2-3 that I trust to give an accurate value. It's really not that hard but some of the appraisers are plain out lazy. I guess you get that in any profession but I am not paying for it. We have quite a bit foreclosures in the Maryville area and with the crash of the housing market, values have dropped worse there than they ever did in Greeneville. If anyone is every looking for a good residential appraiser in the Maryville/Knoxville area I recommend Robert Burke of Braun Appraisals. I use him alot and he has always given me good, fair vaules. Also if you need commerical work done Jason Blankenship of Braun Appraisals is also another good one that I use. Sorry I can't help you out in Nashville, thankfully we never made it that far!

I'm a Realtor and an appraisal can vary. My clients have paid anywhere from $400 to $700, depending on the company etc. I'd be happy to run some comps and tell you what its worth. I won't charge you anything and I use the same process as the appraisers. Just let me know!

A lot of appraisers are just glorified scammers, as some have indicated above. A friend of mine hired one. The guy literally drove around his circular drive way and drove off. The appraisal came back way low. When my friend questioned if he had included the full finished basement that the appraiser had no idea that existed among other things such as sq. footage, the guy just shrugged his shoulders. The appraiser tried wanted $600 for his hard work. My friend refused the pay him saying he did not do his job. The guy did not bother to challenge him.

There are certain appraisers that are certified to certain types of appraisals, like mortgage appraisals.

Not everyone can do them. A qualified property appraiser won't mind showing you what his qualifications

are, and he or she is usually paid by someone else anyway. I wouldn't mess around with an appraisal

until I knew that I needed one for the estate, or that one is needed for a mortgage. Kill two birds one stone

and use the realtor, just let him get it sold for you. He's performing a service.
