I have 2 large Cockatoos , so I need acreage! Plus I feel the need to wear an apron, with my 44 in the pocket of course!

Wow, no one is tired of farming! I really want about 20 (or more) acres in Monroe or Loudon area!

Not interested in trading, but if you really want to be in the country, come on over and check out Smith Co. It's about 55 mi. east of Nashville, between Cookeville and Lebanon. Lots of land for sale, hills and hollows, lots of land to shoot, and generally pretty good folks. Not much in town, but 30 mi. to Cookeville and 20 mi. to Lebanon.

I spent my whole life in east tenn. Commuted to Cookeville for 8 years I fell in love with that part of Tenn. Beautiful country with great people If I ever give up the lake for acreage thats where I'd go.

can't say I blame ya. After seeing all the bs my parents have had to put up with HOA's in both Missouri and now in Tennessee, I will never EVER own a house in the suburbs, let alone in a subdivided neighborhood (suddivided?? who the **** coined that phrase anyhow?).

can't have a satellite dish on the front or side of the house, must be in the rear and can't be attached to the roof

fence can't extend out more than a certain amount of feet

no outbuildings (shed's, storage units, etc) in the backyard

can't do this, can't do that

get a fine if you have weeds growing in your yard

everything must be "uniform"

can't park a boat in your own driveway

can't park an RV in your driveway

**** that noise. I wouldn't spend $125,000 or more on some lousy house, in some neighborhood, where I have to pay another $200 a year (or more) to have some some stuck up snobbery of an HOA tell me what I can and can't do at my own house.

I'm with you CLC on this one, I'm buying a damn house out in the country on some land, and to hell with HOA's, not to mention all the neighbors and their worthless yapping ass mutts that bark 24/7/365, and the owners are just as worthless for not taking thier POS dog inside and leave it out to annoy and inconvenience everyone at all hours of the night.

Couldn't pay me to live in a subdivision, let alone deal with an HOA.
