Possibly Buying Land Near Lancing, TN

At one time I had 10 acres in Sunbright, TN but health reasons forced me to sell it. I live in New Jersey and would get there only several times a year.The same person I bought it from now has about 10 acres between Sunbright and Lancing. It's actually about 6 miles north of Lancing off of Genises road. Can anyone give me information about the area. I would hope to either build a small cabin or put in some type of travel trailer. Any information would be greatly appreciated. Thanks.

Is it before or after Genesis Rd crosses the Obed River? This area is generally sparsely populated but has many land owners just like yourself. However an overwhelming number of people using prescription drugs and Meth has led to a number of thefts throughout the county so I would suggest some sort of security. And remember its not 2006 anymore so land prices are Wayyyyy down. Make sure you do your research before you buy.

Thank you for your help. One of my concerns is leaving any kind of personal property and not having it stolen. I could be gone months at a time.

I don't think there's a place left anywhere that you can leave things unattended for long and not have them stolen.

Well I have known people in that area to build cabins and such but it just depends on how much the property has been traveled historically. If locals have made a routine of trespass then you will be fighting an uphill battle. If not a good gate and lock should be sufficient. I would not leave things such as 4 wheelers, guns, or electronics that are easy to steal without some sort of security system, and of course insurance. It would also make a difference if there were neighbors close you could trust or is the area visible from the road.

These are things I would consider when building in a rural area no matter where it's located.

If the dream is to be out in the middle of nowhere and left the hell alone, then yeah, I'd have to say it's not very realistic anymore. :)

It was. Just to get away and have some peace and quiet. At 67, (hopefully a young 67) to get away from work , phones and lifes pressures. I guess ther is no place like that left. I went to school in MO. in the early 60's and still have that picture and memories.

20 - 25 years ago, the place I'm sitting right this second was pretty much "the middle of nowhere". Now, I'm up to my ass in neighbors... Not very good neighbors either...

I guess there's always Alaska, if you can tolerate the climate.

Oh, there's a way... but it usually involves somebody shoveling dirt on ya.

And if I could deal with Alaska's cold, I'd be off like a shot.

The problem is, I can't deal with it any better than most other folks... which is why they aren't there either.

It occurs to me that if a person really wants an area all to themselves, it pretty much has to suck so much that nobody else wants it, or can tolerate living there. Either that, or it has to be all but impossible to get to.

I was in Alaska. My whole family treated my wife and me to a 40th anniversary cruise. There are still a lot of great spots there but the winters are brutal. There is one area we visited that said the winds were constant for several weeks and they were in excess of 80MPH. Nobody went out during that time. Most people evacuated. In Anchorage there was a flea market and not far from there people would salmon fish in the city, itself. It was a great experience and gave you the feeling of the last outpost in the USA.
