I know when you rent a place the landlord usually wants a background check and a credit check.

With the economy the way it is I have heard some horror stories this time from the tenants about landlords not being able to pay to have things fixed as per the lease.

I'm thinking if anyone is considering renting you check the landlord out. Cause if a heat pump goes out, water heater, something like that. What are you going to do?

BTW my landlord is great.

That's actually good advice if you can do it. We recently had to move in a hurry because our landlord went bankrupt and had her properties foreclosed. Unfortunately, I'm not sure how we could have checked her out anyway, as she used a property management company.
