County zoning board info

I'm going in front of the Robertson Co. zoning board next Thursday for an special exemption/variation. Any of you ever gone in front of your county board of commissioners for anything similar? What should I expect? I'm zoned agricultural and I'm trying to open a "at home business" in my garage. I don't want to get into details about what I'm going to do (just yet) on the net. Any thoughts? What type of questions should I expect?

+1, but it could be a lot of fun.:)

Seriously, A-1 zoning gives you a lot of flexibilty as to what type business you can operate.

Especially if it relates anything agricultural.

Good luck. Let us know how it goes and what the business is.

Well it ain't a brothel guys. Sorry to disappoint. Besides my wife and the good lord might take issue with that idea.

I'm not going to do anything agricultural. Think gun related;).

Just be nice. If you lose your cool, and it's very easy to do dealing with folks like you are about to meet, they sort of hold your fate in their hands. My experience is that if your neighbors won't object, there's usually no problem.A guy down the road from me was raising miniature chihuahas; a LOT of them. His neighbors OBJECTED! He's gone.:screwy:

I did it once in Madison Co. It was more regulations and paperwork than anything else. The zoning board checked with the neighbors to see if there were any objections and then they approved it. Some of the rules were no traffic onto the property because of the business, no signs, and nothing business related visible to the neighbors or anyone passing by. I stayed mostly within the rules and did not have any trouble. I did have good neighbors and they were not all that close. I was not in a subdivision. Good luck.

Thanks guys. Never done anything like this before so I'm just a bit nervous. Once I'm up in front of them it will all go well I'm sure. Details to follow.
