Really bad stuff. Seems very strange that they haven't updated with modern fire protection methods over the years. Video I saw showed it nearly engulfed and no water being sprayed on it. Made it through 2 world wars and a fire takes it down. A bad day for sure.

The construction industry here is booming so it's tough to find someone, the good ones are booked months out. You'll also need to find someone willing to do smaller remodel jobs as most are busy building new.

I have an LCP Custom. It's got actual sights, I suppose the trigger is a little better, and the longer magazine helps with the grip. But as you said, it's mostly a 3-5 yd "get off me" gun. I've not shot an LCP II, but my understanding is that it has all that plus a yet slightly better trigger.

You can kill them if you happen to see one while hunting deer or bear, depending on the area. As for deer, there's a handful of WMA's around or private property.

You mow 8 acres? Mow an 8-10ft border around it and let the rest grow, it makes good critter habitat. Find a farmer nearby who wants the hay and let them have it (my in-laws do that).

I haven't had shoulder surgery but have spoken with several people who have, as I also have had shoulder issues. Their answers are 6 months to 75% (which means mostly normal just being careful about some things) and 12 months to 100%. Unfortunately, it's a really slow recovery. None regretted it and all said it was better once healed, but it's a long road.
