  1. I was really confused when I opened this thread. Sweet gun.
  2. How can that even work? I doubt the house is in his name. I don't see how that could hold up.
  3. I officially fired Edward Jones today.
  4. I saw several similar comments on r/wallstreetbets. Many of them claim they know they are going to lose money but it's worth it. Talk is cheap but I'm sure there is some truth to it. One comment that really stuck out was when someone said "occupy Wall Street just had the wrong approach".
  5. Thanks for sharing the video. The comments over in r/wallstreetbets are great. Can't wait to see what the stock does the next few days.
  6. They also recovered a body from a missing person. I recommend their YouTube channel Adventures With Purpose. They are a team of divers that have started traveling around the country searching lakes and rivers for missing people. I think this is the 4th cold case they have solved. Apparently NPD essentially did nothing to search for this guy.
  7. I read that article Greg shared and I still have no idea what's happening. I love that sub reddit though. Highly entertaining.
  8. He was 6-4 last year
  9. Does anyone remember when the rules required you to whip your gun out right there in line and prove to the airline attendant that it was unloaded? That was awkward. I think I did that twice before they changed the rules.
  10. I forgot to mention. Our realtor was telling us he(his clients) made 4 offers of the weekend and 3 were rejected. For one of the houses they went $20K over asking price. Cash offer. They waved the inspection and offered to buy as is. They still didn't get the house.
  11. We are currently renting an 840 sq ft home with 2 big dogs and we both work from home. My wife is going nuts here. You are correct that in 2018 this type of house would have been significantly cheaper. With the rate people are moving here, I don't think home prices will drop in Knoxville.
  12. We went out and walked 6 acres we found for sale in South Knoxville. I think 2-3 of it might be buildable but there is a giant sinkhole towards the bottom. It was in the county so I could shoot on my own land and not pay city taxes. Here is what the topo map shows with big sinkhole in the middle. Property line is in blue. I'm not sure how I would feel about building on land that is prone to swallowing the earth. https://www.realtor.com/realestateandhomes-detail/Daniel-Rd_Knoxville_TN_37920_M85213-48019
  13. The house was actually very nice overall. The 2 guest bedrooms upstairs were tiny and one of them didn't have a closet. The biggest issue was the backyard. They photographed it in a way that made it look private but there is another house that is right on top of you with zero privacy. The yard was also steeper than it looked and water runoff was concerning. The retention wall by the driveway was leaning and likely needed to be replaced. It also had an ancient HVAC system and 20 year old water heater. I don't mind replacing both for the right house but the back yard was a deal breaker. The house barely shown below is looking right down on the back porch. Really? I've never heard anyone say they hate can lights. What do you prefer? I find most people choose light fixtures that are appalling. It sold for $162K in 2019 and then $265K later in 2019 so someone definitely flipped it. We actually like white. I want something with good natural light that doesn't seem dark. Dark cabinets and bathrooms are not our scene.
  14. https://www.realtor.com/realestateandhomes-detail/608-S-Gallaher-View-Rd_Knoxville_TN_37919_M77996-31597 We looked at that house yesterday. Nice place. Amazing what they can hide in pictures though. Decided to pass. When we were there another realtor showed up to do a virtual showing for someone moving from out of state. I couldn't imagine trying to buy a house without seeing it in person.
  15. Possibly, but I bet most of the people moving here are working(middle) class. Poor people likely can't even afford a U-Haul. Look at every major hurricane going back to Katrina. You had people too poor to even evacuate.
  16. If he bought in a development he didn't buy a custom home. They normally only let you pick from a small list. We'll be picking the floors. I hear what you are saying though. Maybe Maryville's market is in better shape than Knoxville. That home stuck in the 70's will have over a dozen offers if it's priced right.
  17. Same. If we build we will at least get what we want. It sounds like we're going to overpay either way. I can't even find a decent house to fix up if we were to go that route.
  18. That's a good point that I didn't consider.
  19. In theory. Even the gut jobs are overpriced and they all receive multiple offers. We're talking a house for $250k that needs $75k in upgrades. I also want a 2 car garage which makes an already low inventory even worse. I've spoken to two builders already that are 6-12 months out. $180-200 sq ft is the going rate to build.
  20. If we use U-Haul as a guide, more people moved to Tennessee than any other state in 2020. They neasure this by the amount of one way rentals they had. And no, it's not really CA refugees that are the biggest problem. https://www.google.com/amp/s/amp.tennessean.com/amp/4130347001 Top 10 states Tennessee bound U-Haul truck customers came from in 2020 1. Florida 2. Georgia 3. Alabama 4. North Carolina 5. Kentucky 6. Texas 7. Virginia 8. Mississippi 9. Ohio 10. Illinois (California is No. 16) I've mentioned my wife and I are trying to buy a house. The situation in Knoxville is horrible and alarming. Knoxville is 7th in the nation for increase in home prices over 2019. In November, prices were up 20% YOY while supply is down 30% according to a Knox news article I found. A friend of ours bought a home in 2018 for $350k. It was new construction. Their neighbors just sold a nearly identical house for $500k. I saw someone else mention they put in an offer on a house in Knoxville for $15k over asking price and they didn't get it. The seller had nearly 20 offers. My wife wants to build. I don't want to build. I think we're going to compromise and build.
  21. That's the Bronco Sport, essentially a slightly less gay version of the Escape. I too, was disappointed. The Big Bronco hasn't been released yet.
  22. It's a shame that folks can't seem to resist turning an otherwise harmless thread political.
  23. Today I helped my dad set up his profile on Familysearch.org. He was immediately hooked. A few minutes ago he sent me an email with a screenshot from our tree. Apparently Elvis is his a distant cousin. I noticed we had a grandparent with the last name Presley and immediately thought of Elvis but I didn't think to check. This is neat stuff.
  24. What part of the state are you in? Any interest in real estate law? I think the title company my wife works for is looking to replace a lawyer that quit.
