I have a friend that grows hemp then does the extraction into CBD. He and I have had some discussions on the topic. The market is saturated. I also think most of the claims made about CBD are largely exaggerated. I'm guessing people tried it in the beginning and eventually realized it wasn't really doing much to help them. My friend has a theory that the folks that love CBD must be highly sensitive to the tiny amounts of THC in it, and that's the real reason they like it.

Well, that's a big can o worms but I would ask the large % of people that never even engage the 4x4 on their high end vehicles. There is a reason the jokes about being mall rated and pavement princesses exist. If I had a Raptor like you I would certainly take it wheeling but I'm not going to beat the crap out of it. Brooks seems to be looking for a true trail rig.

I would say anything is possible. You just have to be willing to make it work. Drilling into the floor of your rig might be required. That one you linked has the 3.sloooow. This was also has the same motor but come with a back seat. If the map on there is correct he lives very close to me. You may be thinking of Adventure Off-Road Park. It's about 90 minutes south of Nashville. I'm not as familiar with middle TN but I'm sure there are other places to off-road. @Lumber_Jack might have some ideas. Those are awesome but they are getting really expensive if they are in decent shape and they are getting harder to find. If you got one in rough shape it might be a great dedicated wheeling rig. My truck is set up for moderate off-roading but it's also in great shape and it's my daily driver so I try to avoid trails that are going to destroy it. Having owned a 91 4Runner I would strongly encourage you to avoid one with the 3.0L V6. The first step is research and picking a vehicle platform you want to roll with. Just know that you'll need to be decent with a wrench in order to do much of the work needed. I saw several similar comments on r/wallstreetbets. Many of them claim they know they are going to lose money but it's worth it. Talk is cheap but I'm sure there is some truth to it. One comment that really stuck out was when someone said "occupy Wall Street just had the wrong approach".

They also recovered a body from a missing person. I recommend their YouTube channel Adventures With Purpose. They are a team of divers that have started traveling around the country searching lakes and rivers for missing people. I think this is the 4th cold case they have solved. Apparently NPD essentially did nothing to search for this guy.

Does anyone remember when the rules required you to whip your gun out right there in line and prove to the airline attendant that it was unloaded? That was awkward. I think I did that twice before they changed the rules.

I forgot to mention. Our realtor was telling us he(his clients) made 4 offers of the weekend and 3 were rejected. For one of the houses they went $20K over asking price. Cash offer. They waved the inspection and offered to buy as is. They still didn't get the house. -

We are currently renting an 840 sq ft home with 2 big dogs and we both work from home. My wife is going nuts here. You are correct that in 2018 this type of house would have been significantly cheaper. With the rate people are moving here, I don't think home prices will drop in Knoxville. -

We went out and walked 6 acres we found for sale in South Knoxville. I think 2-3 of it might be buildable but there is a giant sinkhole towards the bottom. It was in the county so I could shoot on my own land and not pay city taxes. Here is what the topo map shows with big sinkhole in the middle. Property line is in blue. The house was actually very nice overall. The 2 guest bedrooms upstairs were tiny and one of them didn't have a closet. The biggest issue was the backyard. They photographed it in a way that made it look private but there is another house that is right on top of you with zero privacy. The yard was also steeper than it looked and water runoff was concerning. The retention wall by the driveway was leaning and likely needed to be replaced. It also had an ancient HVAC system and 20 year old water heater. I don't mind replacing both for the right house but the back yard was a deal breaker. The house barely shown below is looking right down on the back porch. Really? I've never heard anyone say they hate can lights. What do you prefer? I find most people choose light fixtures that are appalling. It sold for $162K in 2019 and then $265K later in 2019 so someone definitely flipped it. We actually like white. I want something with good natural light that doesn't seem dark. Dark cabinets and bathrooms are not our scene.
