  2.   This is as much a trickle down from Nashville, as anything.  I can't tell how many people told us to look in Mt Juliet when we were buying a house.  There is housing deficiency in Nashville, anyone who can't afford whats left is moving outward which in turn is pushing your housing up as well.  Driving west out of Nashville at 7:30 am and looking at the inbound traffic is enough to give me anxiety ;).... 400 people a week moving here, they gotta go somewhere, looks you win :D
  3. We are all now dumber for having read that article. The data used to quantify happiness or misery isn't valid. Using commute times implies that a long commute makes someone automatically unhappy, which isn't necessarily true, or high number of unmarried or low number of homeowners. It's bad data used to write a bad article.

  5. Secret Santa came today. Got a Ammo can, AR Mag, an Ares Safety selector, and JP trigger and Hammer springs. Very nice. Building two new lowers, these will be put to good use. Much appreciated. Edit: just realized the safety selector is adjustable in 30° increments and short throw 55° Very Cool!!!

  9. The main issue is logistics. Getting 2 trees to the mill costs time and money. So if the mill is paying 2.50 a board foot and it costs the log buyer $400 to come out, cut to length, load, haul to the mill. Sometimes it's more trouble than it's worth. He needs to pay himself and you. So if it's $1000 he has to spend $400 to split $600. Or the landowner takes less and he breaks even and you get $300. I don't know many people that spend a whole day to break even. But if there is a guy who owns his truck, works for himself, it could work.
  10. Chances are they are worth about $1000-1200 together. This is not woodworking or specialty pricing but true log prices. This is if you loaded them on a trailer and drove them to the mill yourself. Hauling would deduct up to $200 from the total price. Of course sourcing a mill or log buyer is the hardest part. I will look tomorrow when I'm at the office (TN Div of Forestry) and see if there are any mills in the region and you can call and see if they can help.

  12.   You know I've been to the Biltmore 4 times in the last 2 years and I have not paid any attention, I can't remember if I carried either.  I don't recall many posted signs in general.  Downtown is pretty hippy but outside of that its fairly normal.

  15.   we smoked our first one on thanksgiving, it turned out great.  I used a brown sugar/paprika dry rub, applewood chunks for smoke, smoked at 325 for 4 hours (16lb).   We typically fry ours too, both are good.  Try it out

  18. Demand has a lot to do with it. High volume sales are generally cheaper. People buy fewer hollow points. Therefore they have to charge more to keep margins up to continue manufacturing. Same thing with large caliber hunting rounds. Fewer sales to cover the costs associated with production.

  20. This is actually the time of year that I don't spend money on myself. I typically cut back to save for buying other gifts. The rest of the year I just budget and buy what I can afford.

  24. I can actually see both sides of this argument. I have shot big deer and mall deer, spikes, does, button bucks, large 10pointer etc. I think if you are hunting within the laws of the state using ethical techniques you can shoot whatever deer you desire big or small. So much goes into quality deer management besides the size of the buck you shoot. Yes if you shoot large numbers of yearlings it's hard to get good nature deer. Doe harvests are regulated by TWRA regardless of what the herd in your area may need. The frustration of neighbors who shoot everything in sight is more than understandable. But I'm not gonna say my buddy can't shoot a spike if he really wants a deer that season. Sent from my iPhone using Tapatalk
