  1. If one expects inflation then buying things "today" is better than buying pricier tomorrow. A house lets you maximize that. Also, to achieve any investment return above the market generally requires leverage. Each person of course must gauge their risk tolerance and expected future cash flows as well as the certainty of those.
  2. Stocks are valued based on the present value of all future cash flows. While money is cheap, companies can make investments and borrow working capital for low rates. Its not only about the future sales, but also these issues. Companies have been cutting the expense line to hit earnings - thats why so many lay offs and lack of raises. I still invest in the market and left all my stocks/401 alone through the 2009 crash. I do feel strongly that its a smart play to take advantage of the current low rates and use that as leverage for real estate. No one will ever loan you hundreds of thousands of dollars for anything else. Buy a 250k house for $50k down and 4.5% interest that you can write off to an effective rate of 3% is a no-brainer. Also youre borrowing money cheap when you know interest rates are going up. It goes against everything i believe in otherwise financially, but its the only thing that makes any sense in this enviornment

Im building @1000 feet off the road and charter wanted a sh!tton of money to run that much cable - so i'm looking at either running 4g for the house or trying to run cable partially up my way and then microwave transmit the signal from a powered modem. Anyone else done this? Also for those using 4g, how is the speed if shared across several devices in the home?

In response to this, people will say that Jesus' birth, death, and resurrection changed things. Yet a majority of Christians - at least in my perception - have held onto this one single verse about homosexuality and proclaim it to be absolute and unchanging truth. Is comparing someone's private love-life to having sex with animals what Christ would have done?[/quote] The problem here is your statement that each faith beleives that their written scriptutes are the literal word of G-d. Many sects of judiasm and christianity instead beleive that yhe texts are divinely inspired. That essential reform element allows for the critique and interpretation of texts out of step with modernity. At the same time Islam has not had a reformation to permit this kind of queationing. Islam regardless of sect strictly beleives the koran is the literal word of Allah and therefore perfect.

  18. Does the receiver have any markings on it? As far as mags go, the military mags are the way to go - east german mags are orange bakelite, bulgarian mags are black, and various shades of brown, russian mags are plum, an there are "sanitized" soviet mags that are painted black and have the markings removed. Lastly there are polish tantal metal mags as well as synthetic mags. Don't skimp, and dont buy the CDNN bulgarian mags that are $15 - they are NOT military mags even though they advertise them as such I have a few used russian plum mags if you need some -pm me if interested
  19. The willet in the "genie" bottle isnt worth the trouble IMHO - the older age dated bottles as shown above are generally quite good. I had a bottle of their 19 year that was execptional. If you find a bottle that you like i highly recommend stocking up as they're single barrel unique batches. PS: their 3 year rye i got a couple years ago was very good and i'm not normally a rye guy PS: yes thats a sad empty bottle of pappy 12 :(
  20. The issue isnt the lead smelters, rather the fact that once the US military goes "green", you'll have the risk of the EPA declaring lead bullets a health hazard and then ban their sale. This will cause the price of ammo to skyrocket. Now the military is price insensitive - they'll buy at whatever price.
  21. Just another example of the gay mafia in action. Agree or disagree on his words, the crushing weight of the attack on him should be of concern to any freedom loving individual. A&E is free to contract with whom they like. The media headlines describe his interview as "an anti-gay rant" which clearly it was not a rant. GLAAD's statement denouncing him as not being a true christian is disturbing - who are they to judge? Just as they wish not to be judged? And then they work in a message on promoting gay marriage? Huh? GLAAD Statement: "Phil and his family claim to be Christian, but Phil's lies about an entire community fly in the face of what true Christians believe. He clearly knows nothing about gay people or the majority of Louisianans — and Americans — who support legal recognition for loving and committed gay and lesbian couples. Phil's decision to push vile and extreme stereotypes is a stain on A&E and his sponsors who now need to reexamine their ties to someone with such public disdain for LGBT people and families."

  24. Amazing how one stupid employee can take down a business. I do not blame the entire mortons company and feel they handled the damage as best the could. Hopefully they will have a successful fundraiser with the gentleman their server treated so shabbily.
