Part of the problem is that most localities are on a 4 year cycle. Values have certainly increased over the last 4 years, even accounting for the last 12 months. However, a 100% increase seems a bit optimistc. State law does require that the tax rate be lowered when assessments values go up. FWIW

+1 on the ammo issue. It's much easier to find the .40 ammo.

+1. My story is much the same. Spent some time in several locales where the HCP just wasn't an option. I was introduced to a local range and really enjoyed myself. Gave me an excuse to get back into the sport. The way things are it looks like my timing was pretty good.
