Not so much city limits, more of the influx of people from out of the area that are buying homes because of the prices. It will likely be very populated in the future. To answer your second question. With traffic it can take 90 min to get to Brentwood especially from they area as you'll likely head down 109 to 40 and have to pass next to Nashville.

I agree that area is rapidly expanding. I'm in Mt juliet myself and see a lot of construction going on near Laguardo. As stated you are good to go now, but for how long who knows.
